Job Description

We have a new opportunity for a Senior Facilities Manager, which will impact and influence key decisions and strategies within the business going forward.

As the Senior Facilities Manager you will carry out operational and administrative duties to ensure the Apex property portfolio meets all current property related legislative statutory compliance regulations and to maintain the building fabric and embedded systems to an exceptional standard.

It will also be necessary to monitor, recruit and appraise the Facilities Management technical team members across the Scottish portfolio. This role will also provide daily support across the Facilities Management Department, with regards to Rota's holiday/weekend cover, as well as answer and assist with technical support, regarding the maintenance and repair of the buildings, fabric and embedded systems. The Senior Facilities Manager will also deputise for the Property Manager Scotland in their absence. Other responsibilities include:

  • Have regular 1:1 meeting's with Hotel GM's and operations colleagues, with regards to the specific condition and maintenance of the hotel buildings and fabric
  • Maintain and develop building and fabric statutory compliance conditional reporting procedures, from hotel departments is accurate and fully utilised to allow reactive reporting to be consistently accurate.
  • Manage and Monitor all building and fabric CAFM faults being reported through the Helpdesk
  • Ensure procedures are in place that confirms external contractors working across the Scottish portfolio are compliant with all requirements including where appropriate approving any permits to work and RAMS before they commence.
  • Proactive capture of FM property asset change and ensure this is fully documented ensuring whole lifecycle cost effective maintenance is delivered.
  • Providing technical solutions to the FM Team to ensure portfolio buildings don't drop below an acceptable standard
  • Record and report on performance of department staff to Property Manager Scotland as required, and take action to rectify problems as they arise with attendance or performance
  • To identify and report hazards and maintenance requirements with regards to the property portfolio
  • Propose building and fabric capital investment projects for consideration based on known difficulties
  • Support any Energy Initiatives being deployed by Apex and suggest any improvements on Sustainability using creative thinking and best practices.
  • Administer weekly PO run and organise purchasing as required for the FM team

Key Skills

  • Ability to change working practices by learning, embracing, and supporting the transformation of the Apex Facilities Management Function.
  • Experience of working with and implementing Computer Aided Facilities Management (CAFM) systems and controls
  • Experience of working as a maintenance manager in a senior multi-site role.
  • Demonstrates a solid understanding of all Statutory certification for commercial properties and the ability to document effectively to aid audit.
  • Demonstrates a solid understanding of regulations associated with Fire Life safety and the service regimes associated.
  • Holds one or more qualification in a relevant construction, facilities or building related discipline.
  • Relevant qualifications and experience are essential for this role.
  • Previous experience in general maintenance work incorporating a variety of electrical, plumbing, tiling and joinery are desirable.
  • Strong management skills preferably gained in a 4- or 5-star hotel environment or similar.
